While we are happy for the new construction as the old building was an eyesore, the parking space that was there before was not very large and this one seems smaller. What guarantees do we have that the car that parks there will not extend into the sidewalks?

The curb cut should be removed and the driveway eliminated. Any car parked there will stick out into the sidewalk and prevent public street parking. Fewer curb cuts = better neighborhood for walkability.
