get zoning in place to create the downtown we want to see, not one that allows buildings based on uses.

make this area look like a modern downtown with all of the features mentioned. To do it, we need more feet on the street, residents, office workers, restaurant and hotel workers.

Some of the city's zoning regulations do not allow for density or setback to even replicate the historic conditions of downtown, especially in the historic residential districts.
